◎简　　介  
　　外向的波兰裔青年塔尔科夫斯基（罗曼·波兰斯基 Roman Polanski 饰）单独来到巴黎，希望在此租住一间公寓。这间房之前的佃农西蒙·肖（Romain Bouteille 饰）不知出于何种缘由跳楼自杀。在西蒙于医院中气绝身亡后，塔尔科夫斯基顺遂地成为了新的佃农。
　　乔迁之喜并未给他带来太多欢乐，方圆的压制氛围无时无刻不在侵扰他的神经。这桩陈腐的公寓中住着很多呆板烦闷的人，他们埋怨塔尔科夫斯基制造过量的乐音、联名排挤其他佃农……这个不幸的青年虽然谨慎应对，却渐渐被他们逼向绝境。塔尔科夫斯基起头意想到西蒙·肖自杀的缘由，他同时发现，自己也正被这群怪佃农引向扑灭的尽头……
